Ballarat Food Manufacturing Opens First Australian Manufacturing Site at Cardinia Logistics Estate

Brookfield Properties has secured Ballarat Food Manufacturing Pty Ltd, a subsidiary of the Yida Group, to lease 14,660 square metres of space at Cardinia Logistics Estate in Pakenham, Victora.

The five-year lease, representing Ballarat Food Group’s first manufacturing facility in Australia, includes 14,020 square metres of warehouse space and a further 640 square metres of office space over a 5-year term. It expects production to commence from the estate in mid-2026.

Ballarat Food’s move to Cardinia Logistics Estate follows the recent announcement that Costco has agreed to acquire a 61,860 sqm parcel of land within the estate, located at 60 and 130 Greenhills Road, to establish its fifth Melbourne wholesaling outlet.

Cardinia Logistics Estate is a speculative development, offering flexible tenancy options of between 3,500 sqm to 20,000 sqm. It is a direct beneficiary of local infrastructure upgrade projects and rapid access to the Princes Freeway, providing excellent connectivity and ideal positioning for last-mile storage, warehousing and light manufacturing.

As we near completion of stage one, we are seeing strong inbound leasing enquiry, prompted by the estate’s prime location, low-cost base and approaching availability to occupy.”

Construction on Cardinia Logistics Estate’s first stage at 60 Greenhills Road is advancing rapidly with stage one scheduled for completion in Q4 2025.
